The rent is only
part of the cost.

Turn your documented quote into a recurring-cost estimate. Compare two spaces and explore how annual base-rent increases change the lease term.

Initial figures are an editable illustration, not market estimates. Add separately charged items only once. Gross mode excludes the additional-rent field.

Based on the inputs shown. Unentered utilities, parking, insurance, taxes and fit-out costs are excluded. Confirm what your quote already includes.

What the calculator includes

Known recurring cost equals area multiplied by the entered annual base and additional-rent rates, plus entered annual fixed charges. Gross-rent mode excludes the additional-rent line to avoid double-counting a bundled charge. Confirm the actual inclusions first.

The lease comparison uses each entered area and annual quote schedule. Its cost-per-square-foot result is separate from the annual total. Neither result scores the practical suitability of a space.

Escalation assumptions

The escalation scenario increases base rent by the entered fixed annual percentage. Entered additional rent and other recurring charges remain constant. Setup costs and incentives are applied once. The term total is undiscounted and is not net present value.

The tool does not model tax, insurance requirements, CPI clauses, contingent sales rent, financing, excluded utilities or operating-cost reconciliations automatically. Unknown items remain outside the total. Keep a separate list rather than calling a partial figure an all-in cost.
