Warehouse capacity
Record required clear height, storage arrangement, loading doors, office percentage and power. Ask which specifications are documented and which need inspection. A price per square foot is meaningful only after the premises meet the operating requirement.
Site and yard rights
Request a plan showing exclusive stalls, loading lanes, outdoor space and shared access. Record maintenance and snow-clearing responsibilities. Confirm the proposed business and outdoor activities through the address-specific municipal process.
A complete cost schedule
Keep base rent, additional rent, utilities and yard charges on separate lines. For equipment or specialist fit-out, build a distinct capital budget. Do not compare an all-in quote with a base-only quote before normalizing inclusions.
Timing and availability
Confirm that the particular unit is available, the expected possession condition and the proposed start date. A listing that disappears is not evidence of a completed lease. Keep the date and source of every quoted term for subsequent review.
Use citywide history with care
The Edmonton market page contains the official city-level series. No neighbourhood-level asking-rent median, range or vacancy estimate is published for West Edmonton industrial. An area name on this page describes a search focus; it is not a statistical sample boundary.
Preserve the source URL, observation date and exact premises for any quotation. Keep proposed terms separate from signed or achieved terms. One unit appearing in multiple advertisements remains one space, and overlapping configurations need analyst resolution.
