Office suitability
Record the planned team size, meeting-room needs, client visits and usable layout. Request the quoted area basis and a current floor plan. Keep shared amenity access separate from the exclusive space the tenant is renting.
Service hours and access
Compare ordinary HVAC hours, after-hours charges, security access and elevator availability. Ask how parking and storage are priced. Put any recurring charge into the same annual occupancy budget rather than hiding it behind the base rent.
Fit-out and incentives
Write down the existing condition, required changes and responsibility for delivery. Distinguish an improvement allowance from cash available for every project cost. Compare the timing of rent commencement, possession and practical opening.
Address-level approvals
Edmonton provides zoning-approval and existing-building guidance for businesses. Review the actual proposed activity and improvements at the address. This comparison checklist does not establish that a specific use or renovation has approval.
Use citywide history with care
The Edmonton market page contains the official city-level series. No neighbourhood-level asking-rent median, range or vacancy estimate is published for Downtown Edmonton. An area name on this page describes a search focus; it is not a statistical sample boundary.
Preserve the source URL, observation date and exact premises for any quotation. Keep proposed terms separate from signed or achieved terms. One unit appearing in multiple advertisements remains one space, and overlapping configurations need analyst resolution.
