The operating envelope
Make a requirements sheet for receiving, storage, production, dispatch and staff space. Note whether equipment or inventory imposes unusual loading, height or power needs. Evaluate each candidate against the same sheet before discussing rate differences.
Yard and loading rights
Ask for a site plan identifying exclusive and shared areas. Confirm loading access, trailer storage, vehicle circulation and any operating restrictions. An open apron pictured in marketing material is not proof that the tenant can use it exclusively.
Building systems and maintenance
Record responsibility for roofs, doors, heating equipment, pavement and fire systems. Separate ongoing expense estimates from one-time repairs or commissioning work. A lower rent can be offset by different maintenance obligations.
A comparable lease budget
Use a consistent lease term, quoted area and cost basis. Keep warehouse, office and yard amounts visible, then add known operating costs. Stress-test additional-rent assumptions separately from a fixed base-rent escalation.
Use citywide history with care
The Calgary market page contains the official city-level series. No neighbourhood-level asking-rent median, range or vacancy estimate is published for Southeast Calgary industrial. An area name on this page describes a search focus; it is not a statistical sample boundary.
Preserve the source URL, observation date and exact premises for any quotation. Keep proposed terms separate from signed or achieved terms. One unit appearing in multiple advertisements remains one space, and overlapping configurations need analyst resolution.
