Rentable area and usable layout
Ask for the measurement statement and a plan showing workstations, meeting rooms, storage and circulation. Two suites with the same advertised area may support different team sizes. Keep the denominator consistent when comparing costs.
Building access and daily operations
Confirm elevator access, loading arrangements, after-hours entry and HVAC schedules. Record parking and secure-bike costs separately. A rate with limited services is a different package from one that includes extended access.
Improvements and landlord incentives
Separate an existing fitted suite from a shell requiring work. Write down who funds each improvement, when allowances become payable and whether any rent-free period covers base rent alone or also additional charges.
Additional-rent reconciliation
Request the current operating-cost estimate and the lease's allocation method. Review management fees, utilities and any permitted recovery of capital expenditure. A quoted estimate is a budget input, not a guarantee of final charges.
Use citywide history with care
The Calgary market page contains the official city-level series. No neighbourhood-level asking-rent median, range or vacancy estimate is published for Downtown Calgary. An area name on this page describes a search focus; it is not a statistical sample boundary.
Preserve the source URL, observation date and exact premises for any quotation. Keep proposed terms separate from signed or achieved terms. One unit appearing in multiple advertisements remains one space, and overlapping configurations need analyst resolution.
